Why choose a RICS Home Survey Level 3?
Buying a home is a major investment. A RICS Home Survey Level 3 provides a detailed assessment of the property to help you understand its condition, significant defects and the repairs or further investigations that may be required.
It is the most detailed level of RICS Home Survey and is particularly suitable where the property is older, larger, substantially altered, of unusual construction or in poorer condition.
What will the survey tell me?
Your survey provides detailed advice on the condition of the property, including defects and matters that could affect your purchase.
Where appropriate, the surveyor will comment on likely causes, repair requirements, ongoing maintenance and matters requiring further investigation.
The report will also identify relevant matters that should be raised with your legal advisers before you commit to the purchase.
Who will undertake my survey?
Your survey will be undertaken by an experienced RICS-qualified surveyor, including Chartered (MRICS) and Associate (AssocRICS) members, selected with appropriate experience for the property and instruction.
How do I arrange my survey?
Simply obtain your quotation online by entering the property postcode and details.
When you select Reserve Your Survey, our team will review the property, including its type, age, size and complexity. We will then contact you to confirm the survey is appropriate, arrange access and confirm your instruction.
In most cases, the quoted price will apply. If a different scope or additional surveying work is required, we will discuss this with you and agree any change in price before your instruction is confirmed.
Is a Level 3 Home Survey right for my property?
A Level 3 Home Survey is particularly suitable for:
- Older or larger homes
- Properties that have been significantly altered or extended
- Buildings of unusual or more complex construction
- Properties in poorer condition or requiring renovation
- Homes where you require more detailed advice about defects and repairs

Can I speak with the surveyor?
Yes. We believe access to your surveyor is an important part of the service.
You can tell us about any particular concerns before the inspection and, where required, discuss the findings with your surveyor after receiving the report.
